When a residential property is sold in Scotland it has to be marketed

with a Home Report which must be provided to prospective

purchasers. Graham + Sibbald are an RICS Quality Assured Firm,

with qualified Energy Assessors in each of their offices who are able

to prepare Home Reports and Energy Performance Certificates.

All of their valuers have been accredited through the RICS Valuer

Registration Scheme.

A Home Report is a combination of i) a Single Survey ii) a Mortgage

Valuation Report and iii) an Energy Performance Certificate.

The Single Survey document provides an assessment of the condition

of the home being sold. It contains information on areas where

repairs are needed. It also includes an accessibility information

section, together with a market value and insurance valuation of

the property. The survey itself is carried out by one of Graham +

Sibbald’s highly experienced surveyors.

The Mortgage Valuation section of the Home Report summarises

the information contained within the Single Survey and importantly

allows the report to be used by a prospective purchaser’s lender.

An Energy Performance Certificate (EPC) gives information on how

energy efficient a building is and sets out cost-effective ways in which

its energy efficiency could be improved. An EPC must be provided to

any prospective buyer or tenant when a property is sold or rented.

Graham + Sibbald have specially trained surveyors in each of their

offices who are able to prepare EPCs.
