Buying Advice

Where do I start?

Contact your nearest Goundrys Estate Agents branch. Our staff will listen to what

you want. It is important to talk to us so that we can get a real idea of your priorities,

where you want to be and what is most important to you. Invest some time and think

hard about the following:

• Which AREA would you consider buying in?

• What TYPE of property are you looking for?

• What are the MUST HAVES and DON’T WANTS?

• HOW MUCH are you prepared to spend?

• What TIMEFRAME do you want to be moved in?

• Do you NEED TO SELL and if so is your property on the market yet? Book your free

valuation for sale.

• Do you know how much you can borrow and is your FINANCE organised?

• I want to see a property

Once we have an idea of your needs it is time to see a range of properties so that you

can see what your money will buy in your chosen area.

I’ve found the one!

When you have found a suitable property consult your agent about how to proceed.

An offer is about more than just money. We will ask you to provide details of:

• Your buying position

• Proposed time frame

• How you intend to fund the purchase

• Any inclusions ie. curtains, carpets, etc

The seller will ask us to obtain this information as it will help them in making their

decision.

What happens now?

Once the sale is agreed your agent, hopefully us, will be the main point of

communication between all parties in the transaction to assist where at all possible.

Instruct a local solicitor with experience of the area.

Instruct and pay your mortgage broker, if applicable, to submit your mortgage

application and organise a valuation.

Once the legal (conveyancing) work has been completed and your finances are in

place you will be in a position to ‘exchange contracts’ prior to the agreed ‘completion’

at which point you can move in.
